Turnkey
Both, under one contract, one programme and one point of responsibility, through to the snag list and the defects period.
Project management only
Where you have your own labour and want supervision, quality control, survey and programme management from us.

Grey structure is a smaller contract, but the finishing still has to be bought from someone. Turnkey usually costs less in total because the sequence is not broken between two contractors.
Against complete drawings, yes. Against a sketch, no. An honest figure needs something to price against, which is why we ask for the drawings first.
